Bangkok's commercial real estate market is entering a new phase. Green certified buildings are no longer a niche segment. They are increasingly becoming the benchmark for premium office space.

Recent market data illustrates this transition clearly. During the first quarter of 2026, green certified office buildings recorded net absorption of roughly 69,000 sqm, nearly four times the prior quarter and accounting for the vast majority of Bangkok's office demand growth, while uncertified buildings gained only about 1,000 sqm.

At the same time, an increasing number of existing buildings continue to upgrade their operations by achieving LEED Operations and Maintenance certification. More than 20 existing Bangkok office buildings have done so since 2020, including recent upgrades at The Ninth Towers, CRC Tower at All Seasons Place, and Gaysorn Amarin, demonstrating that sustainability is no longer limited to new developments.

Government policy is reinforcing this direction

Developers continue to benefit from additional floor area incentives for certified green buildings. Bangkok's City Planning Department offers a floor area ratio (FAR) bonus that scales with certification level, from 5% for basic certification up to 20% for the highest tier. Meanwhile Thailand is introducing more comprehensive environmental and climate related disclosure requirements for larger listed companies, with mandatory climate disclosure aligned to ISSB standards phasing in from 2026. Environmental regulation is also expanding through new legislation covering climate change, pollution management and circular economy initiatives.

For building owners, sustainability is no longer simply about construction. It is equally about how buildings are operated every day. Cleaning is one of those daily operations.

Cleaning is becoming part of building performance
